A Community Designed Around People
Our concept accommodates approximately 15,000 residents on 150 to 200 acres, with a central commercial building surrounded by approximately 100 low-rise luxury condominium buildings.
For planning purposes, we envision approximately 2,500 children from early childhood through high school, 2,500 retired seniors and 10,000 residents between those life stages. Each group has different needs, and the community is designed to support them all.
Luxurious, affordable homes. Nearby work opportunities. Convenient childcare and education. Accessible healthcare and senior care. Places to meet, play and belong.
Grand promenades connect the community at ground level and below ground, making movement convenient throughout the year. Community grounds are dedicated to walking and micromobility, with vehicle access directed to designated lower-level routes.
The Heart of the Community
At the centre is an approximately two-million-square-foot commercial building designed as a shared destination for everyday needs, economic activity and community life.
Approximately 600,000 square feet across the ground and below-ground levels accommodate shops, restaurants, businesses, healthcare and other community services.
The second and third floors provide another approximately 600,000 square feet of flexible space for anchor tenants. These areas can support a range of uses, including urban manufacturing—bringing productive activity and employment close to home.
Education Connected to Healthy Living
The fourth floor houses education and childcare, directly beneath the recreation and sports deck.
This arrangement connects learning with physical activity and creates convenient places for children, parents and grandparents to gather.
School safety is a fundamental design priority. Our approach focuses on controlled access and thoughtfully designed spaces that support prevention, alongside appropriate emergency planning. Children deserve an environment where they can focus on learning, friendship and growing up.
Recreation for Every Generation
The fifth level is an extensive recreation and sports deck beneath a glass pyramid rising approximately 200 feet, with sides designed to open when weather permits.
The vision includes facilities for baseball, soccer, football, tennis, basketball and other sports, alongside an indoor ice hockey arena, swimming and diving facilities, and a large waterpark.
These spaces are for the whole community—from children discovering a sport to adults enjoying a game with friends and seniors staying active and connected.
AIVA is envisioned as an easy way to book facilities, coordinate activities and find community services, making shared amenities simpler to enjoy.
Infrastructure Designed as One System
Below-ground levels accommodate water and waste treatment, shipping and receiving, storage and cold storage. Dedicated vehicle ramps support deliveries and operations while keeping community grounds focused on people.
The concept also includes elevated clean-water storage to provide pressure for community distribution, with a control centre and executive facilities near the top of the commercial building, beneath a proposed flight deck.
